A well-prepared home sells faster and often at a better price. Buyers decide quickly, and small details such as cleanliness, repairs, and complete paperwork shape their first impression. These steps will help you present your property at its best.
Get Your Documents in Order
Gather the certificate (SHM or HGB), your ID and tax number, recent property tax (PBB) receipts, and building approval (PBG, or the older IMB). If the property is mortgaged, ask your bank how the settlement works.
Complete documents build trust and avoid delays. Many deals fall through because a buyer’s bank finds a missing or unclear document.
Price It Realistically
Look at recent sale prices of similar homes nearby, not only at asking prices. The land tax value (NJOP) is a useful reference, but the market price is often higher.
A price that is too high keeps buyers away, while a price that is fair attracts several offers. Ask a licensed agent or appraiser if you are unsure.
Repair and Refresh
Fix leaking roofs, damp walls, broken fixtures, and anything that stops working. A fresh coat of neutral paint and clean grout make a home look cared for.
Trim the garden, clear the drains, and tidy the front yard. Curb appeal matters because many buyers decide in the first minute.
Stage and Photograph
Remove clutter, arrange furniture to show the space, and let in as much natural light as possible. A clean, simple room looks larger in person and in photos.
Use bright, well-composed photos taken during the day, and include the exterior, the living areas, the kitchen, and the bathrooms. Good photos are the first thing most buyers see online.
Be Ready for Viewings and Negotiation
Be flexible with viewing times and keep the house tidy for visits. Prepare a short fact sheet with the land and building size, the certificate type, and the monthly running costs.
Decide your lowest acceptable price in advance and agree with the buyer on who pays each tax and fee. Put everything in writing before you sign the preliminary agreement.
